Architectural Control Committee

All construction projects within the Upper Little Warm Spring Subdivision must be reviewed and approved by the Architectural Control Committee ("ACC"), in accordance with the Covenants:

. . . No building shall be erected, placed or altered on any lot until the construction plans and specifications and a plan showing the location of the structure have been approved by the Architectural Control Committee as to quality of workmanship and materials, harmony of external design with existing structures, and as to location with respect to topography and finish grade elevation.

PLEASE NOTE: While the ACC's evaluation of owner applications is based on the standards listed in the Covenants (quality of workmanship and materials, harmony of external design with existing structures, and location with respect to topography and finish grade elevation), all other Covenant requirements must be met at all times as well.

SOLAR ENERGY

The ACC does *not* review any plans regarding solar energy collection, pursuant to Wyoming Statute: Title 34, Chapter 22, the "Solar Rights Act."  All owners are free to install and utilize solar energy in accordance with the Solar Rights Act.  The ULWSA has no authority to intervene, prohibit, restrict, regulate or otherwise impinge with regard to solar energy implementations by owners.

ACC APLICATIONS

To apply for ACC approval for a building you want to build within our subdivision, please send:

  • Lot map showing the intended location for construction (include setbacks from property lines).
  • Exterior elevation drawings, or perspective drawings, to show the intended design, size, style, etc. (we do not need interior floor plans)
  • Be sure to clarify and list all exterior materials that will be used.

To submit your application, please email to: board AT ulwsa DOT org. You may also email us with questions about ACC process and the implications of the covenants. (The Board cannot give legal advice, but it is happy to share our accumulated experience and help owners navigate the process of using their land as they like within the covenants.
